This past week, inventory was the story with new listings almost doubling from the previous week to 47 (up from 25).

Having insight into both on market and off market inventory is key and I look forward to providing you with the latest market insights and newly listed properties

Over the past week, there were 24 Listings that went into contract from Westhampton to Montauk.

Compared to this same week last year (2024), there were 24 Listings that went into contract.

Which is a year over year change of 0%.

This same week in 2023, there were 23 Listings that went into contract. Compared to this past week, it’s an INCREASE of 4%.                                            

The breakdown of these 24 Transactions 

1 Between $10 and $15 Million

1 Between $5 and $10 Million

1 Between $3 and $5 Million

6 Between $2 and $3 Million

15 Between $1 and $2 Million

Over the past week, the Dollar Volume was $65 Million.

Compared to this same week last year (2024), the Dollar Volume was $214 Million.

Which is a year over year DECREASE of 70%.

However, this large decrease was due to an expensive listing on Gin Lane in Southampton that was listed for $150M. Without that listing, the dollar volume for 2024 was $64M, which represents a year over year INCREASE of 2%

This same week in 2023, the Dollar Volume was $74 Million. Compared to this past week, it’s an DECREASE of 12%.

This past week there were 47 New Listings coming onto the market.

With 24 Listings going into contract, this INCREASES the inventory by 23 Listings.
