The ideal window to sell a house is now! 

 

Do you have a move on your mind? You should know studies show the best months of the year to sell your house are April and May. That's because that’s when buyers are most active. While inventory has been increasing over the last few months, the Hamptons real estate market is still operating with lower inventory then in pre-Covid markets.

Right now, we’re in that ideal selling window….before the start summer and the weather is finally nice. And listing your house today could mean a higher profit, and that it sells quickly. If you are considering selling, my team and I would love to meet you to discuss the value of your property.

here’s what happened last week in the market:


Over the past week, there were 24 Listings that went into contract from Westhampton to Montauk.

Compared to this same week last year (2024), there were 25 Listings that went into contract.

Which is a year over year DECREASE of 4%.

 

This same week in 2023, there were 23 Listings that went into contract.

Compared to this past week, it’s an INCREASE 4%.

                                                 

The breakdown of these 24 Transactions are:

Over $30 Million 

Between $15 and $20 Million 

Between $5 and $10 Million 

Between $3 and $5 Million 

Between $2 and $3 Million 

13 Between $1 and $2 Million 

Under $1 Million 

 

Over the past week, the Dollar Volume was $104 Million.

Compared to this same week last year (2024), the Dollar Volume was $122 Million.

Which is a year over year DECREASE of 15%.

 

This same week in 2023, the Dollar Volume was $65 Million.

Compared to this past week, it’s an INCREASE of 60%.

  

This past week there were 44 New Listings coming onto the market.

With 24 Listings going into contract, this INCREASES the inventory by 20 Listings.
